If you’ve inherited a property, should you hire a traditional real estate broker or work with a cash buyer?

Many of the properties I receive calls on are from people who are heirs to an estate. These people are trying to decide if they should sell the property for cash or hire a real estate broker to put the house on the market.
There are actually many advantages to working with a cash buyer like myself in this situation.
In many cases, there are a number of heirs and one executor managing the process. Generally, the executor doesn’t want to be involved in the probate process for a long time. If they list a property with a Realtor, it will take six to 12 months to complete that process.
If they end up selling to me or someone like me, the executor can be done with the whole process in 60 to 90 days.
Another benefit of selling to a cash buyer is that the heirs often do not have the resources or the will to renovate or upgrade the property. These houses are often rundown and not maintained. As a result, they won’t show very well without some working being done. You can sell the property without any upgrades to a cash buyer.
As you can see, you may be better off selling an estate to a cash buyer to simplify the process and get everything done much faster.
